Building

Commercial building

A commercial building has to keep earning while it is repaired or extended. The quote starts from that fact, not from a picture of an empty hall.

Offices, shops, sheds, warehouses

The form offers “commercial or industrial building” as the need, and “commercial” or “industrial or warehouse” as the property type. Use the words that fit. A banking hall and a steel shed share a contractor only in the sense that both are buildings. They do not share a method. Micheletti Construction Limited takes the enquiry as building work under the same managing director whose public brief is civil and building trades, and it keepsroofing in the same conversation because the covering on a wide span is most of the weatherproofing.

This is not a house build and not a domesticrenovation, though an office inside an old house can sit awkwardly between them. If you are unsure, say so. Mislabeling a warehouse as a “home” produces a quote that ignores the span and the yard.

What is different from a house

The spans are longer, so the roof structure and the drainage are the job, not a finish. Penetrations for plant, vents, and signs are where metal roofs leak. Gutters on a long eave move more water in a Lagos or Ibadan storm than a domestic gutter ever sees. Floors may have to take forklifts or only foot traffic; we will not guess which. Work often happens beside people who are trying to sell, store, or meet. Phasing, night work, or a strict weekend are programme choices with a cost, and they belong in the notes.

Height and access decide the plant. A single-storey shed with a yard is a different scaffold problem from a city office over a trading ground floor. Tell us whether a truck can wait, and whether the street outside is the sort of Lagos or Ibadan road where it cannot.

Where these buildings sit

In Lagos, commercial roofs and yards cluster where the city already works: Ikeja and the industrial edges nearby, Apapa and the port approaches where Alberto’s project-management years were spent with Dys Trocca Valsesia, Ikorodu’s growing corridors, and the Island offices of Ikoyi and Victoria Island where the issue may be a leak over finished rooms rather than a shed. Salt air and a high rainfall total are specification issues for any metal on the coast. A shop-house in Yaba or Surulere is smaller and older and often has a roof that has already been patched between tenants.

In Abuja, the Central Area, Garki, and Wuse are office districts in Phase 1. Jabi and Utako mix offices and housing. Industrial ground sits further out, including the Idu industrial zone named in descriptions of the capital’s satellite districts. Estate-like office parks and wide roads make delivery easier than on a Lagos island street, until a gate and a security desk make it slower. Harmattan dust on a large roof becomes a gutter-full of fines before the first April storm. Flat concrete on some newer blocks holds water if the falls were never serious.

In Ibadan, Oluyole is the industrial name people use, with warehouse spans and yards. Challenge, Ring Road, and Dugbe are commercial corridors and cores where buildings face the road and take driving rain. Older stock means a “new office” may be a reworking of a building that has already lived several uses. The August lull is a poor moment to open a wide roof and assume September will be polite. We do not list factory names. The districts are enough to show we know which part of the city a truck is trying to reach.

A quote without a brochure price

Describe the use, the rough size if you know it, whether operations continue, and the city and area. Photos of the roof slope, the yard entrance, and the part that is failing are optional. We will not turn them into a public case study. Cost follows span, height, access, materials, and whether the work can wait for drier weeks. No sample naira rate is printed here, because a rate that ignores those things is how commercial clients get a pleasant number and a hostile variation.

Send the request when you want it read by the company rather than by a marketplace. Structural doubts about a frame or a slab belong withstructural repairs as well as here.

Questions

Do you treat a warehouse like a house?

No. Spans, drainage, roller shutters, and the need to keep goods or staff moving make it a different job. The form has “commercial” and “industrial or warehouse” so that difference is visible from the first minute.

Can the business stay open?

Often that is the point of the programme. Tell us which part must keep working. A quote that assumes an empty building will not survive contact with a trading week.

Are you listing client companies?

No. This page names districts where commercial buildings are common. It does not name occupants, and it does not claim a contract we have not described.

Who looks at the roof of a commercial building?

The same company. Large metal roofs fail at fasteners, gutters, and penetrations for plant. Those are roofing details on a building job, not a reason to send you elsewhere.
