Roof replacement
Replacement is what you do when another repair would be a way of postponing the same leak. It is a building operation for a week or more, not a product you order by the bundle.
Repair has a limit
Repairs are for local failures. Replacement is for a covering that has stopped being dependable: widespread rust, fasteners gone across a slope, battens or purlins that sag, ridges that have been remade more than once, leaks that return in new rooms after each visit. On the form, “old or worn-out roof” is the usual label. “Rust or corrosion” belongs here too when it is no longer a patch of discoloration at the eaves. Micheletti Construction will say if a roof you thought was finished can still be repaired. The incentive on a marketplace site runs the other way. This is not that site.
A replacement includes the new covering and a decision about what is under it. If the deck or the steel is tired, putting a new sheet on it repeats the sag. If the gutters are undersized for a Lagos storm or blocked with Abuja dust, a new sheet will still overflow. Thebuilding pages exist because some “roof jobs” are structure jobs that start at the ceiling.
Stripping is the risky part
The old covering is what is keeping today’s rain out, even if it is doing it badly. Taking it off opens the rooms. The programme therefore works in bays that can be covered again before the weather turns, with a temporary sheet that is a real cover and not a hope. In Lagos, mean annual rainfall above 1,800 millimetres and a second peak after the August lull make a casual strip expensive. A house in Lekki or on Victoria Island also has wind. In Ibadan the lull is similar and the second peak, around September in the cited rainfall study, is how an optimistic August start gets punished. In Abuja the wettest months pile up in July, August, and September; the dry season and the harmattan months are kinder for an opening, with dust managed so it does not fill the new laps before the first rain.
Occupied houses need a dry room to sleep in. Commercial buildings need a dry bay to trade or store in. Tell us which. A replacement priced as an empty site will meet a family or a warehouse on Monday and become a different job.
Materials without a catalogue speech
Long-span aluminium, stone-coated metal, and concrete tiles are the conversations we actually have. Older corrugated sheets are usually what is coming off, not what is going back on, unless there is a specific reason. The metal roofing page says more about coatings and fasteners. We do not print a gauge as a motto. The right specification depends on the span, the pitch, the salt in a coastal Lagos air, and the dust in Abuja. A stone-coated sheet is not automatically “better” than a long-span sheet. It is different, and it fails differently if the fixing and the valleys are casual.
Height changes everything. A bungalow in Festac or Akobo is not a three-storey house in Ikoyi or Maitama. Scaffold, edge protection, and how sheets are lifted are cost drivers alongside the material itself. Access through an estate gate in Magodo, Gwarinpa, or Old Bodija can limit the hour a truck arrives. Those are reasons the quote follows a look.
What we will not do on this page
We will not show a replaced roof and call it ours. We will not name a client. We will not offer a “from” price in naira. We will not promise the job finishes before a particular rain. We will talk about the season when we know the address and the size. Request a quote with the neighbourhood, the storeys, and whether anyone has repaired the roof in the last few years. If you have the old material’s name, add it. If you do not, an inspection is a respectable first step, not a lesser one.
Questions
When is replacement the sensible step?
When the failure is widespread: rust across the slope, sagging support, repeated leaks after local repairs, or sheets that have been overlaid until the roof is several generations thick. A single bad bay is still a repair.
Will the house be open to the rain?
Only for the time it takes to strip and cover a section, and only with a plan for a storm that arrives early. We do not strip a whole roof and hope. In the south, the August lull is not treated as a guaranteed dry month.
Do you reuse the old sheets?
Rarely as the new covering. Sound parts are not thrown away for theatre. A roof that has failed does not become reliable because half of it was turned over.
Can you name a price per square metre?
No. Height, access, the state of the deck, the material, and the season move the number. A published rate would be a guess with a currency symbol.
