Building
New builds
A new building is a sequence, not a picture of a finished house. This page is about how the company takes that sequence on, from the first note to a quote that has seen the plot.
What “new build” covers here
A house on an empty plot, a small block of flats, the next wing of a family compound, a commercial shell. The quote form calls this “new build” under building, and “new development” if the property type is a larger scheme. Micheletti Construction Limited reads that request. Alberto Micheletti’s public role at the company is managing director in civil and building trades, based in Abuja since May 2012. We do not decorate that sentence with a founding year or a project count we cannot source.
The pages that sit beside this one are renovations when the building already exists, extensions when you are adding to it, andnew roofs when the covering is the part still being chosen. A new build that treats the roof as a later purchase is how the outlets and the overhangs get improvised. We ask about the covering while the walls are still a decision.
What we need before a figure
How many storeys. What the building is for. Whether drawings exist, and who is allowed to change them. Which city, and the neighbourhood in enough detail that a visit can be planned. Whether the plot is already fenced, whether a truck can leave the road, and whether neighbours are close enough that working hours matter. A soil condition we have not seen will not be invented on this page. If the ground is the risk — low land in Lekki, a slope in Ibadan, fill on an Abuja estate — say what you know and we will look.
Photos of the plot help. They are not, afterwards, “our project.” This website does not run a gallery. If you want to hear about comparable work, ask in the notes. That conversation happens with real jobs, not with stock images captioned as Micheletti houses.
The calendar is part of the building
In Lagos the wet season runs roughly April to October, with a short August lull and a second pulse of rain, and coastal totals are high. Blockwork and an open roof do not enjoy that second pulse. Programming a shell to be closed before it, or accepting that the job pauses, is part of the quote. NiMet’s 2026 outlook has spoken of a longer-than-normal season along the coast. We treat that as a reason to watch the year, not as a permanent rule.
Abuja’s single wet season peaks in July to September, after a harsh hot end to the dry season and before harmattan dust. Concrete in the hottest weeks and paint in the dust both need a plan. Estate gates in Gwarinpa, Lokogoma, or Maitama can limit when materials move. Ibadan’s March-to-October rains, with the August lull the study describes, sit on older streets and hills. A new house in Akobo and a new house in Old Bodija do not share a delivery route. Surface water on a slope is a design question, not a surprise for the first September.
What we will not invent
A price per square metre. A list of clients. A CAC number. A permit fee. A promise that drawings will be approved because we are hopeful. Where an authority must sign a drawing, that step is named when we know which authority and which plot. Until then the honest line is that approvals exist and the fee is not something this website should guess.
If the project is still a conversation, choose “not sure — need a conversation” as well as new build only if you truly cannot separate them — otherwise new build is the cleaner label. Then send the quote form. The reply uses the phone, email, or WhatsApp detail you provide. No company number is printed on the site.
Questions
Do you need drawings before a conversation?
Drawings help, and the form has a place to say whether they exist. A plot with only a sketch can still be discussed. A price cannot be honest until the storeys, the use, and the site are known.
Who designs the roof on a new house?
It should be decided with the building, not bought after the walls are up. Pitch, outlets, and overhangs are structural and weather decisions. See the new roofs page if the covering is the only open question.
Will you quote government approval fees?
No. Approvals depend on the state and the plot. This site does not invent permit fees or pretend a national figure exists.
Can the family move in before the rains?
Sometimes, if the programme respects the wet months. A shell left open through June in Lagos or through August in Abuja is not a saving. We would rather say the calendar out loud.
